Owning a home is one of the biggest investments you'll make, and regular maintenance can help protect its value for years to come.

The good news? Many maintenance tasks are simple, affordable, and can prevent costly repairs down the road. Whether you're a first-time homeowner or have owned your home for years, staying proactive can help keep your property safe, efficient, and market-ready.

Key Points

1. Keep Up with Seasonal Maintenance

Each season brings different maintenance needs. Clean gutters, inspect your roof, service your HVAC system, and check for weather-related wear and tear throughout the year.

2. Address Small Issues Early

A minor leak, loose railing, or cracked caulk may seem insignificant, but small problems can quickly become expensive repairs if ignored.

3. Prioritize Curb Appeal

Simple tasks like mowing the lawn, trimming landscaping, and maintaining exterior paint can improve your home's appearance and help preserve its value.

4. Stay on Top of Major Systems

Regular inspections and servicing of your heating, cooling, plumbing, and electrical systems can extend their lifespan and improve efficiency.

5. Create a Maintenance Schedule

Having a checklist for monthly, seasonal, and annual tasks makes it easier to stay organized and avoid overlooking important upkeep.

Local Insight

Agent Spotlight – Heather Covell

Hey all, thanks so much for stopping by.  The one thing that all of my clients know that I am passionate about, above all else, is GUTTER AND DOWNSPOUT MANAGEMENT!

Did you know that 80% of water intrusion in foundations is caused by poor water management!?  That’s so wild and SO avoidable.  Make sure you’re keeping your gutters free from debris, and extend your downspout as far as your lot will allow.  Bonus points if you decide to trench out a portion of your yard and allow the water to drain that way, sloped away from the foundation of the home

Alternatively, I have seen people make their downspouts into water features flowing through their yard with rock, flagstone, and other materials, here are a few ideas!  Transforming a plain gutter downspout into a water feature is a great way to manage rain. You can easily build a cascading rock waterfall, or craft a decorative dry creek bed. These projects help prevent yard flooding while making your landscaping look beautiful.

Dry Creek Bed Instructions:

Dig a shallow trench extending from the downspout. Line the trench with heavy-duty landscaping fabric. Place medium to large boulders to outline the edges. Fill the center with smooth river rocks and gravel. Water spills harmlessly over the stones during storms.

Cascading Rock Waterfall Instructions:

Stacking stones turns gushing rainwater into a peaceful, multi-level cascade. Plan a gentle downhill slope away from your foundation. Create a splash basin with larger flat stones directly under the downspout. Stack smaller flat stones to create descending tiers. Surround the tiers with larger rocks and gravel to direct the flow.

For finishing touches to each of these, you can surround your new feature with landscape elements to complete the look. Add water-loving plants like Hostas or ornamental grasses. Place waterproof, solar-powered garden lights for nighttime glow. Create a rain garden at the end to naturally soak up excess water.
